Epoxy, polyaspartic and the finishes on top

What is garage floor epoxy?

Garage floor epoxy is a resin-and-hardener coating applied to concrete. In a professional system it can serve as the primer, the body coat or the decorative layer. Many installers use epoxy, polyaspartic or a compatible combination of the two, such as an epoxy base with a polyaspartic topcoat. Professional epoxy is a different product from a thin do-it-yourself floor paint kit. Learn more about epoxy garage floors.

Is polyaspartic better than epoxy?

It depends on your garage. Suitable polyaspartic formulations offer fast curing and UV resistance, and some installers use polyaspartic as their standard system. The right choice depends on your slab, moisture, how you use the space and the quality of the installation. Our epoxy vs. polyaspartic comparison walks through complete systems side by side, and you can read more about polyaspartic garage floors.

Will epoxy turn yellow?

Many conventional epoxy formulations can discolor with sunlight exposure, especially near an open garage door. A UV-resistant topcoat, often a polyaspartic, is one common way installers address this. Ask your installer how the complete system they recommend performs in sunlight. Our epoxy vs. polyaspartic comparison covers the differences.

Will hot tires damage a garage floor coating?

Hot tires can affect some coatings, so it is worth asking before you commit. Ask your installer whether the specific product is rated for garage vehicle traffic and whether the written warranty covers tire marks or lifting. Get that answer in writing with your estimate.

Which colors are available?

Full flake blends are the most common choice, in tones like light gray, medium gray, charcoal, black and white, tan and earth tones. Available blends vary by installer, and standard colors are generally part of the package while custom blends may cost more. Screen colors can differ from the real floor, so ask to see a physical sample. Browse colors and finishes for ideas.

Can I choose a metallic floor?

Metallic epoxy is a specialty finish with flowing, marbled or pearlescent effects, and it is available where a qualified specialist installer serves your area. Metallic floors are typically priced higher than standard flake floors, around $8 to $15 or more per square foot as a planning range. Each metallic pattern is created by hand, so your floor will not exactly match an inspiration photo. See colors and finishes for examples.

Cost and what's included

What a coated floor typically costs

How much does a garage floor coating cost?

As planning ranges, professional epoxy runs about $3 to $7 per square foot, a decorative flake system with a polyaspartic finish or a suitable polyaspartic system about $6 to $12, and metallic epoxy about $8 to $15 or more. At $6 to $12 per square foot, a 250-square-foot floor comes to roughly $1,500 to $3,000 and a 1,000-square-foot floor roughly $6,000 to $12,000.

Your price depends on measured area, local labor costs, coating removal, repairs, moisture treatment and the finish you choose. These ranges help you plan and are not quotes; your installer provides the actual estimate. See our garage floor coating cost guide for more examples.

What is included in a garage floor coating estimate?

A clear estimate spells out the surface preparation, any crack or pit repairs, each coating layer, the finish and flake blend, details such as steps or stem walls, cleanup and any exclusions. Proper preparation, typically grinding the concrete, belongs in the main job. Old coating removal, extensive repairs or moisture treatment may add cost when your floor needs them, and the installer should explain and quote that work before starting. Read about the installation process.

What does the warranty cover?

Warranty terms vary by installer. Your installer supplies the written coverage and its exclusions, and terms may differ for moisture, slab movement, chemicals or normal wear. Read the warranty before you sign and ask how claims are handled.

Installation and timing

Prep, repairs and the installation day

How long does installation take?

Some systems allow one-day installation. Floors that need coating removal, repairs, moisture treatment or extra layers can take longer. Your installer will give you a schedule for your specific system. See the installation process step by step.

When can I walk or park on my new floor?

Finishing the installation, walking on the floor, parking on it and a full cure are separate milestones, and each one takes its own amount of time. The timing depends on the products and conditions. Follow the written return-to-use instructions your installer gives you.

Can cracks in my garage floor be repaired?

Many stable surface cracks, pits and chipped areas can be repaired as part of preparing the floor, subject to the installer's inspection. Active cracks and structural movement need a separate evaluation, and a coating does not fix a moving slab. Repairs are covered in our installation process guide.

Will the expansion joints disappear?

Not necessarily. Control and expansion joints in a garage slab may need to stay functional so the concrete can move. Ask your installer how they plan to treat the joints in your floor.

Can you coat over old epoxy?

The installer has to check how well the old coating is bonded and whether it is compatible with the new system. A failed or incompatible coating may need to be removed first, which can add to the cost. Our garage floor coating cost guide explains how removal affects price.

Can new concrete be coated right away?

New concrete needs time first. Its age and moisture level must meet the requirements of the coating system being used. Your installer can test the slab and tell you when it is ready.

Do I need to empty my garage?

Plan to clear the work area before installation day, including vehicles, shelves and anything stored on the floor. Some installers offer moving or temporary storage help, so ask whether that is available and what it costs.

Care, traction and what to expect over time

Will the coating peel?

A well-installed coating is designed to stay bonded. Peeling usually traces back to moisture, contamination, poor surface preparation, incompatible layers or workmanship. That is why concrete testing and grinding matter. Read about the installation process.

Is a coated garage floor slippery?

Smooth coatings can be slippery when wet. Slip-resistant options are available, such as flake texture or a traction additive in the topcoat. Tell your installer how you use the garage so they can suggest the right texture.

Does a coating waterproof my garage?

No. A protective coating helps the floor resist common stains and spills. It does not provide structural waterproofing, and it will not solve water coming in through walls or the slab, poor drainage or an active moisture problem. Those need to be addressed separately.

How do I clean a coated garage floor?

Follow the care instructions for your product. Routine sweeping and a cleaner compatible with your coating are common starting points. Your installer can tell you which cleaners to use and which to avoid.

How long will a garage floor coating last?

Lifespan depends on the coating system, the condition of the slab, how you use the garage and how you care for the floor. Be cautious of any blanket lifespan promise. Ask your installer what to expect for your specific system and what the written warranty covers.
